But are you sure that your confidence is not misplaced?
1. The Florida market
We know the Florida market inside and out, because that’s our job.
Do you? Can you find the right community and the right location without local help? Can you avoid the potentially expensive pitfalls that are widespread, and do you even know what they are?
You may have friends or relatives in the area, but do they have the knowledge that comes from full-time involvement in the industry? Do you want to take the risk that, however well-meaning they are, their lack of knowledge or their misunderstandings could cost you enormously?
In contrast, if you use our help, you get the current, invaluable knowledge that covers the pros and cons involved in each intended purchase for free.
Remarkably, we work on your behalf and we charge you nothing, because that’s how things work in Florida (our commission is paid by the seller). We know the builders (and their business practices) and Listing Agents, we know the communities and we know the things to be careful of.
A case study: we recently enabled a European buyer to secure his dream home on the coast under highly risky circumstances where his money was potentially at serious risk. The transaction had to be structured in a particular way to protect him. A key part was understanding what the less-than-straightforward buyer and Listing Agent wished to sweep under the rug. Only a knowledge of Florida real estate practices and idiosyncrasies enabled the client to get what he desperately wanted in a secure way.
If you accept the value of such a service, why would you not take advantage of it and give yourself the strength that it brings?
Some buyers believe that they can handle the purchase of their dream home perfectly simply.
If they’re buying a new home, they enter into the buying process and only purchase when the builder negotiates a better price. Or they don’t even try to bargain, so they overpay. They fail to realize that some builders have unpublished incentives that can be obtained, but only with a knowledge of what to ask for and when. Other builders have drawn a hard line in the sand and will walk away from any negotiations. We can advise you which builder is which type and we can suggest the bottom-line price that is likely to apply.
When looking for a re-sale home, some buyers go right to the Listing Agent without understanding that the only goal and obligation of the Listing Agent is to get the best and highest price for their seller. He/she will avoid telling you what they can avoid. So how do you know what to ask and what to insist on? Or when to walk away from a deal (which we have been forced to advise our clients to do for their own good on some occasions)?
On the other hand, we can inform you about the home, the community and the area generally (dispassionately, because we have no financial pressures to consider) and we can generally unearth “inside” information so that you know when bargaining limits are reached. We’re on your side, and at the risk of being repetitious – we charge you nothing. The seller pays our fees, that’s how it is in Florida.

3. Price advantages
Because of the volume that our Realty office produces, in certain instances we are able to offer extra incentives that can’t be offered by other less successful Realtors. Incentives vary regularly and widely, so please talk to us at the time you are choosing your home.
